Free account registration is only required when you wish to view direct owner contact details, schedule site visits, or save shortlisted properties.

How are properties and builders verified on FirstDream?
Every listing published on FirstDream undergoes administrative validation. For newly launched or under-construction projects, promoters must provide an active MahaRERA or state RERA registration number, verified project approval documents, and official carpet area breakdowns before the project badge is marked "Verified".
RERA Compliance
How can I check the MahaRERA registration number of a project?
On each project's detail card and overview page, the official MahaRERA registration number (e.g., P521000XXXXX) is prominently displayed with a direct link to the state RERA portal. Buyers can verify project sanction plans, sanctioned floors, developer legal disclosures, and targeted possession dates directly on the government authority website.

How do I schedule an in-person site visit or virtual tour?
Click the "Schedule Site Visit" button on any listing page. Select your convenient date and preferred time slot (morning, afternoon, or evening). The owner or builder sales representative will instantly receive your request via SMS/WhatsApp and confirm the appointment.
Finance
Does FirstDream offer home loan assistance and EMI calculations?
Yes! We provide an interactive EMI calculator on listing pages that estimates monthly installments based on property price, down payment, loan tenure, and prevailing interest rates. We also connect you with leading institutional partner banks (SBI, HDFC, ICICI, Axis) for pre-approved home loan sanctions with preferential processing.

What legal documents should I review before paying token money?
Before transferring any advance or booking token, ensure you review: (1) Title Deed & 30-year Search Report, (2) MahaRERA registration certificate, (3) Commencement Certificate (CC) and sanctioned floor plans from the local municipal corporation (PMC/PCMC/BMC), (4) Encumbrance Certificate (EC), and (5) No Objection Certificates (NOCs) from pollution, aviation, and fire departments.

Does FirstDream support digital rent agreement registration and police verification?
Yes. We provide guidance and digital tie-ups for registered Leave & License agreements with government e-registration and biometric verification right at your doorstep, accompanied by online tenant police clearance intimations.

How are security deposits and monthly society maintenance charges handled?
Listing cards clearly specify whether maintenance charges are included in the monthly rent or payable separately to the housing society. Click the green "Post property Free" button in the navigation header. Provide your property details: locality, configuration (1 BHK, 2 BHK, 3 BHK, Penthouse), asking price/rent, expected deposit, and amenities. Upload clear photos and click publish. Your listing goes live after our quality review.

What photos and details give my property maximum exposure?
Listings with at least 5 high-resolution landscape photos (living room, master bedroom, kitchen, bathrooms, and balcony views) receive up to 4x more genuine inquiries. Adding an accurate floor plan, mentioning nearby transit hubs or IT parks (like Hinjewadi, Kharadi, or BKC), and stating clear possession dates boosts your listing's visibility rank.

How does FirstDream protect owner privacy and block broker calls?
We employ automated number shielding and SMS OTP verification for all seekers. Accounts flagged for commercial broker harvesting or automated scraping are permanently banned from accessing owner contact data. You can also toggle your phone visibility or accept inquiries solely through WhatsApp messages.

Can I edit pricing, availability, or deactivate my listing once it is closed?
Yes. Log in to your Owner Dashboard to adjust rental rates, update photos, or pause inquiries at any time. Once you finalize a tenant or buyer, simply tap "Mark as Rented / Sold" to remove it from public search results immediately.

How can builders and certified channel partners register on FirstDream?
Visit the "Register Business" link or "For Dealers / Builders" portal. Complete the partner onboarding form with your corporate entity name, official email, contact number, and MahaRERA promoter/agent certificate. Once approved by our compliance team, you gain access to the dedicated Partner Dashboard.

What is PropTube and how can builders showcase project video tours?
PropTube is FirstDream's high-definition video walkthrough channel. Builders can embed professional sample flat walkthroughs, drone views of township developments, and construction milestone updates. PropTube videos allow buyers to tour developments remotely before booking physical visits.

What analytics and CRM tools are provided in the Partner Dashboard?
